About Chessgrovez

Seven years of Kakamega property — done the hard way

Chessgrovez was built on the ground, one deal at a time, in a market that rewards people who actually show up.

Who we are and what we actually do

Chessgrovez is a small, independent real estate agency based in Kakamega town, serving buyers, sellers, landlords, tenants, and investors across Kakamega County and the wider Western Kenya region. We handle property sales — residential homes, plots, and small commercial premises — alongside rental placements, professional property valuations, and one-to-one consulting for people facing major property decisions. We don't operate in Nairobi, we don't pretend to cover the whole country, and we don't chase volume at the expense of doing individual deals properly. Our focus is this market, these streets, and the people who live and invest here. Since 2017, we've completed well over 200 transactions across the county, from a single room rental in Amalemba to a multi-parcel plot sale in Lugari sub-county.

How we work — and what to expect from us

Our team is small by design. There are six of us, and every client deals directly with a senior agent, not a junior who passes messages upward. When you ask for a valuation, we visit the site. When you list a property for sale, we do the marketing ourselves — we don't subcontract it to an associate who's never seen the building. We operate Monday to Friday from 8 a.m. to 5:30 p.m. and Saturday mornings, and we respond to WhatsApp and email messages the same business day. That's not remarkable — it's just the minimum you should expect. The slate-professional environment in our Kakamega office is designed to feel serious, not intimidating: we want you to come in with your questions, including the ones you think might be obvious. What we won't do is tell you a property is worth more than it is to win your listing, promise a closing timeline we can't control, or recommend a deal that we wouldn't be comfortable with ourselves. Property decisions in Western Kenya are big — land disputes are real, title deed problems exist, and market conditions shift. We'll always tell you when a situation is outside our lane and point you to the right specialist instead.
